Glass verandas in Weldon

Weldon is famous for Weldon stone, the limestone quarried here for centuries, and its historic centre is built of it. Around that centre, later estates now join the village to Corby. Between them, the houses we fit verandas to range from old stone homes in the conservation area to modern brick semis and detached houses, and each needs the wall plate fixing and the frame proportions worked out for that particular building.

On the estates, the brief is usually a covered patio outside the back doors that makes the garden worth using on a damp evening. In the stone centre, it is more often a matter of fitting something modern behind an old house without it shouting. Both get the same powder-coated aluminium frame, a glass or polycarbonate roof and a built-in gutter. We also cover Great Oakley, Little Oakley, Deene, Brigstock and Stanion, with Corby and Kettering close by.

Weldon specifically

What makes Weldon different

Weldon sits over the limestone and ironstone that were quarried here, and ground can change from natural rock to clay or fill within a garden. That is exactly what a veranda footing has to cope with, because each post must stand on something that will not settle. We dig at the post positions to see what is there. The Willow Brook runs past the village, where the Environment Agency operates the Weldon flood storage reservoir, so the downpipe route is designed rather than assumed.

A typical Weldon veranda is a 4m × 3m frame over a patio behind an estate house on the Corby side of the village, or fitted behind a stone house in the old centre. It involves footings dug to suit the ground found, a wall plate and flashing into brick or stone, a glass or polycarbonate roof, and a downpipe to a soakaway or drain.

Permissions in Weldon

  1. PlanningA veranda fixed to the house is treated like a single storey rear extension: usually permitted development if it stays within the extension depth and height limits, does not face a road and is not on a listed house. Open-sided verandas under 30m² are usually exempt from building regulations. Listed buildings and the Weldon conservation area have tighter rules, so we check your address before anything is designed. Planning Portal: extensions
  2. TreesTrees in a conservation area need six weeks' notice before work, and protected trees need consent; both are free. North Northamptonshire: tree protection
  3. Building regulationsAn open-sided veranda under 30m² is usually exempt. Closing it in with glass walls can change that, so we check with North Northamptonshire Council building control first.
  4. Design and priceWe measure up, check the ground and the planning position, and give you one fixed written price.

Questions

Glass verandas in Weldon: questions

How much will a veranda cost in Weldon?
Expect a guide of £9,000–£14,000 supplied and fitted for a 4m × 3m aluminium and glass veranda, or £15,000–£22,000 for a 6m × 3m, with side screens, lighting and heaters extra. Because Weldon ground varies, footing depths are confirmed on the visit and built into the fixed price we put in writing.
Do I need planning permission for a veranda in Weldon?
Usually not for a rear veranda within the rear extension depth and height limits, away from a road and on a house that is not listed. The historic village is a conservation area, appraised in 2009, with tighter rules, and North Northamptonshire has no Article 4 direction in Weldon affecting extensions.
Could old quarry fill under my garden affect a veranda?
It could, if the footings were shallow. Fill can settle unevenly, and a post that drops pulls the roof out of line. We dig at each post position, and if we find fill rather than natural ground, we take the footing deeper or widen it. That is decided on the visit and included in the fixed price.
Is a veranda different from a conservatory?
Yes. A veranda is an open-sided roof: you sit outside, kept dry, and the room behind keeps its light. If it stays open-sided and under 30m², it is usually exempt from building regulations as well. Side screens can close in one or both ends for more shelter without building a room.
